Important Information for Renters

Living in a HOA community with neighbors close by can have it challenges. Every resident has a different idea of what their responsibilities are, what they are required to do and for the maintenance of their property. You being a respective neighbor want to make sure you know what your rights are and to keep your rental property properly maintained.

• Renters are entitled to all the privileges of Association membership except voting and being a Board Officer for the Landings at Cedar Cove HOA. Renters have the right to have access and use the amenities of the Association. Renters are also welcome to meetings and can participate, but they must abide by the rules just like everyone else. • All residents, owners and renters, must comply with Association rules and regulations. All homeowners and renters are held accountable for their refractions and if they continue to break HOA rules or be a nuisance to the community, the HOA can pursue appropriate legal action. These rules and regulations should have been given to all renters by your Landlord. You can also download Declaration of Covenants and By-Laws.

• Renters are encouraged to be members of the HOA Board and committees and to participate in the Landings community social activities. Responsible, service-minded residents are the backbone of the homeowners association, regardless of their ownership status.

• Renters are responsible for lawn maintenance. A lease commonly assigns the resident the responsibility to do basic yard maintenance duties, including the obligation to mow, edge and weed the lawn, water the lawn, trim the shrubbery and remove weeds from the beds. What the renter is responsible for is determined by your lease.

• Any additions or improvements to the property must come through your Landlord who will fill out and submit an ACC Project Submission Form. The Declaration clearly outlines that if residents have any type of construction or "alteration" (painting, roof shingles, shed, fence, green house, gazebo, fence, deck, satellite dish, siding, garage door, patio, landscaping, etc.) planned to the exterior of their property, they need to submit an ACC Project Submission Form with any samples/pictures and any other information that is required to consider their application before they proceed, for approval from the Architectural Control Committee. This step is designed to protect all homeowners and it's critical to protecting the appearance of the Landings at Cedar Cove.
